We use the rental valuation method to value shops and other retail premises.
This method assesses the rateable value based on evidence of actual rents agreed between landlords and tenants, broken down to a price per square metre. We use the net internal area to measure the area to be valued.
Shops differ from other properties assessed in this way – such as offices - because we also use zones in the measurement of the property to help work out the price per square metre. This recognises that the most valuable part of the retail area is at the front, by the shop windows, and factors this in to the assessment.
