You are on the FAQs answer page for:
Why does a neighbouring guest house have a lower rateable value when they have more rooms available?
The rateable value we set is based on the location and facilities available at each individual property.
Factors that can affect the double bed unit value of a property include:
- Types of room (single/twin/double/family)
- En-suite facilities for each room
- Accessibility from the street
- Car parking facilities
- Type of heating
For example, a guest house at one end of a terrace may have more letting rooms because it has more single bedrooms without en-suite facilities.
You can contact the VOA to ask us to review the details we have on a property. Tell us the address and postcode of the property, and what details you want us to review.
