What does gross internal area (GIA) mean?
Gross internal area (GIA) is a method of measurement that measures the whole enclosed area of a building within the external walls.
The GIA method of measurement is generally applied to industrial property such as warehouses or manufacturing units.
With the GIA method, we include areas occupied by:
- Internal walls, partitions, columns and chimney breasts
- Service accommodation like toilets and changing rooms
- Lift rooms, liftwells and stairwells
- Boiler rooms, tank rooms, fuel stores and plant rooms
- Open sided covered areas.
How we measure property is detailed in our measuring guide, which complies with the measuring code approved by the Royal Institution of Chartered Surveyors (RICS).
