Why have my measurements changed?
We have made our measurements of industrial units more consistent across the country, which means that the area measurements will have changed for some properties.
The recognised surveying standard for industrial property is the gross internal area (GIA). In previous revaluations we measured some properties by net internal area (NIA) and others by GIA.
Your GIA measurement will be greater than the old NIA measurement but this does not mean that the rateable value will be any higher. When we re-assessed the rateable value of your property we used a lower value per square metre determined by using the gross areas in our analysis of the rental evidence.
How we measure property is detailed in our measuring guide, which complies with the code approved by the Royal Institution of Chartered Surveyors (RICS).
