Why is my rateable value higher than my neighbours?

You may be able to compare the breakdown of your rateable value to those of your neighbours to see why they are different.

Your rateable value may be higher than your neighbour′s for several reasons. Compare the valuations to see if:

  • They are a different type of property, so are valued differently.
  • Their property is smaller.
  • Their property is laid out differently.
  • Their property is in a less valuable area.

How can two shops in the same street have different values?

Two neighbouring shops can have a different value for a number of reasons. For example:

  • One is in a better trading position.
  • They are laid out differently - one has a large store with a low value and the other has a larger retail space of more value.
  • One has a wider front facing the street, increasing its value.
  • One is less accessible from the street, reducing its value.
