The area has deteriorated over time

This type of issue can often be resolved by contacting your local valuation office. You will need to find your property first, if you haven′t already done so.

You can appeal if you think your rateable value does not reflect the state of the area. You will need to provide reasons why you think this is the case.

Have we already taken the decline into account?

If an area has declined over several years, the rents for properties in the area will normally reflect that. We carry out a revaluation every five years that assesses the rateable value based on rental evidence. Changes in the area that would affect the property′s rental value will be reflected in the new rateable value following the revaluation.

Has there been a more recent change to the area?

If there′s been a material change to the area since the revaluation date that has affected the property′s rental value then you can make an appeal. Detail the change or changes and the date they happened on your appeal.
